A beautiful period house, Listed Grade II, with self-contained annex and a variety of outbuildings, set in some 3.7 acres of gardens and grounds. Surrounded by the rich and varied countryside of the South Downs National Park, it is within easy reach of Chichester, Goodwood and the coast.
Seabeach House lies just to the north east of Halnaker. This popular village is some 3.5 miles from Chichester, on the edge of the South Downs National Park and the Goodwood Estate. Halnaker has a well-known public house and lies adjacent to the village of Boxgrove which also has a village shop and the ancient parish church of Boxgrove Priory. The surrounding area is well-known for its sporting and recreational activities which include horse racing at nearby Goodwood and Fontwell Park. Goodwood also plays host to the annual Festival of Speed and the September Revival meeting at its historic motor circuit. There are also many footpaths and bridleways through the surrounding South Downs countryside providing plenty of opportunities for walking, riding and mountain biking.
The cathedral city of Chichester with its internationally known Festival Theatre and Pallant House Gallery provides excellent shopping facilities and also has a main line railway station providing regular services to London Victoria in about 1 hour and 35 minutes.
Seabeach House is approached via a long tree-lined driveway passing through open fields to an inner gate, flanked by brick and flint walls and leading to a courtyard approach with turning circle. Directly in front, the 17th century house itself has a classic three bay façade with central entrance porch, traditional casement windows and decorative flint and stone panels in a chequered pattern. Extended in 1986, the interior is rich in character and adaptable in its layout. A well-proportioned dining room leads through to a drawing room of over 22’ in length, whilst to the south western side of the house lies a partially vaulted kitchen/breakfast room providing a welcoming, light space with oil-fired Aga which is an ideal room for everyday family living. The bedroom accommodation is arranged over two floors, providing four bedrooms and a bathroom. In addition to this a ground floor suite beyond the main reception rooms provides two further bedrooms and a bathroom which can be used as a self-contained suite if required. Further rooms on the ground floor include a small study, utility room, cloakroom and steps leading down to a useful cellar housing a new oil-fired boiler.
To the west of the turning circle, former stables were converted in 1992/3 into a cottage annex providing sitting room, kitchen/dining room, utility room, 2/3 bedrooms, bathroom and separate WC. Attached to the cottage is a three bay barn providing covered parking/storage. On the opposite site of the turning circle, various outbuildings include a 36’ long barn with adjacent games room and this building could provide potential for conversion into additional accommodation subject to the necessary consents.
Apart from the long tree-lined approach, one of the most attractive aspects of the setting is that the house lies very much within its own grounds, surrounded by well-established gardens, a small orchard and paddocks to the south west. The latter includes two loose boxes which were built in 1998 providing stabling and storage. Seabeach House enjoys an exceptionally pretty setting and a high degree of privacy, surrounded by open farmland with many miles of footpaths and bridle paths providing access to the surrounding South Downs National Park.
